Spain continues to massively attract Belgian investors. Two recent studies confirm a remarkable trend: Belgians have never been so numerous in acquiring a residence in Spain, despite a significant increase in real estate prices.

Numbers That Speak for Themselves
The first semester of 2025 sets new records:
2,389 Belgians acquired real estate in Spain (source: Het Laatste Nieuws)
352,703 total sales concluded (+18% year-on-year)
An average of 13 daily transactions by Belgians demonstrates constant appetite
Despite a 10% price increase per square meter, Belgian purchases also increased by 10%
This dynamic positions Spain as the most active real estate market since the third quarter of 2007, well before the economic crisis.

Costa del Sol: Still Among Top Preferences
While Belgians have historically ranked in the top 5 foreign buyers, they now occupy 8th position in the international ranking. This evolution is explained by the massive arrival of investors from around the world, notably from the UK, France, Germany, but also Poland and Romania.
On the Mediterranean coastal zone, from Costa Blanca to Costa del Sol, second homes have seen their prices increase by 15%. In Marbella, the average price now reaches €5,213/m², compared to a provincial average of €3,794/m² in Malaga.
Why Does This Attractiveness Persist?
According to Jonathan Buchet, CEO Belgium of Zapinvest: "We see no signs of slowdown. Prices continue to rise because demand is not weakening."
